This is my second most popular and frequently requested service. The pre-purchase survey for an apartment is often referred to a Building Survey, Structural survey or a Condition report – all descriptions are the same report. My reports follow the SCSI/RICS property survey templates and will be a minimum of 40 pages and up to 60 pages with annotated photos, an opinion, list of repairs, further investigation and where relevant suggested upgrades and improvements.

My unique range of experience in Architecture, Surveying and Construction – allows me to give the appropriate and considered attention to each property. In turn ensuring you are able to make an informed decision and not purchase a property disaster. I take my surveys and your interests seriously – I know the typical defects to each age and type of house.

I cover mainly the south east counties and on request can survey properties in the Dublin area.

Apartment Pre-Purchase Surveys

All the following are covered in the inspection

  • Structure – Full Interior and Exterior Building assessment of the walls of the apartment
  • Roof structure – where the apartment has access to a roof – I inspect same
  • Roof – where the roof is accessible – I inspect the fire stopping to adjoining properties
  • Evidence and analysis of non-typical Settlement and movement and its cause
  • Fire safety – where possible I inspect the accessible areas of the apartment
  • Water Penetration from roof or chimney problems
  • Damp Issues – I use a Moisture Meter to identify the extent of any issue
  • Condensation and Mould and its likely cause
  • Property Air Supply Ventilation
  • Rainwater goods – Condition of Soffit / Fascia, Gutters, Exterior Piping – specific to the apartment
  • Evidence of Woodworm and Timber decay
  • Windows and Doors – quality,  evident condition, draughtproofing, rusting
  • Property Services – Electrics, Plumbing and Heating, and Drainage
  • Boundary Issues
  • Safety Issues – means of escape, safety balconies/railing/stairs
  • Asbestos and other Deleterious Material
  • Essential Maintenance Requirements
  • On request – by your solicitor, checks on Boundaries and alterations that may have required Certificates of Compliance from the vendors.
